Selling your house tips
When selling your House, make it attractive
Outside
Curb appeal is the first impression the buyers will see,
the overall outside of your house. Make sure the front
and back of the property are clean including the garage,
driveway, lawn, etc. Keep the lawn trimmed. The entry
door gives a great impression so clean it and make it
look great, replace it if necessary. Wash the windows
and make sure the paint is not chipped or worn out.
Decorate the windows if possible.
Inside
Remove Clutter. Clean the closets, attic, basement and
the garage, use self storage if necessary to clean them.
By doing this, your house will look spacious and will
attract buyers. The vital parts of every home are the
kitchen and bathrooms. Therefore, in the kitchen, wash
and put away the dishes. In the bathrooms, clean them
and put away anything that is not for use. In the
bedrooms, make the beds and put away all the clothes
into their designated closets. Make sure everything is
working properly. Another option is to have your house
inspected, to make you aware what needs to be fixed
and possibly replaced.
Showing your house
When the house is being shown, the best thing to do is
to leave the house. Also get the pets are out of the way,
many people are allergic or afraid of them. When
showing your house it is ideal to turn on all the lights,
regardless of being day or night, this is a big welcome
sign. Make sure you have bright light bulbs. Let the
salesperson show the property. The salesperson will
emphasize on the features of your house that meets the
buyer’s needs and/or wants. The buyer might like what
you might think it is not important. If you are there, do
not discuss anything concerning the sale with a potential
customer. Let your agent discuss price, possession
and any other terms. Our Agents are experienced

Overpricing
It’s not recommended to overprice since potential
buyers might be lost if the price is too high. The
property will be appraised and if it does not come in at
the value agreed upon, there will be no sale. Potential
buyers will also make an offer on a property with a more
reasonable price. Also if the property is priced too high,
then other buyers will not even see your property since
they will think it’s over their price range. Properties on
the market for a long period of time usually become
shop-worn causing buyers to think something is wrong
with your house. Overpricing also lengthens marketing
time and invariably results in a lower selling price than
would have otherwise been obtained with the right price.
